The Brief

Create a modern workspace with high rental appeal.

The Solution

Fronting onto two iconic streets in Cardiff, 101 St Mary’s Street is a multi-tenanted building recently bought by Aegon Asset Management.

The project comprised the detailed design development of the client’s concept proposal, strip out and refurbishment works to floor two of 101 St Mary Street.

Our team delivered a superior CAT A fit out with a ‘defurbished’ style. The stripped back industrial design included concrete ceilings, exposed columns and services to create a cool office space for modern occupiers in the heart of the city.

High quality fixtures and fittings were introduced, including LED lighting to the lift lobby areas and throughout the open plan space, as well as concrete effect troughs in the WC areas and concrete effect wall covering around the central WC core.

Reclaimed scaffold boards were used to replace the previous window sills and stained to match the new timber effect doors in the central core.

The 18-week programme included a 4-week break due to COVID-19 restrictions. The works completed after these four weeks adhered to strict health and safety guidelines, with our team collaborating with the supply chain to achieve a safe and timely handover.
